In one deal - Council approves purchase of 18 acres
of land; gains waterfront property
Ajax Council has approved an Agreement of Purchase and Sale for
18 acres of land situated at the south-west corner of Rossland Road and
Salem Road.
The land will be used for a new state-of-the-art 25,000 square
foot Fire Hall Headquarters and 50,000 square foot Operation Centre.
The $1.8 million acquisition from Runnymede Development Corporation,
which will close on March 15, includes three key conditions that will be
of great benefit to the Town financially and in the future:
- Upon closing, Runnymede will pay the Town $1.9 million (the
amount previously paid by the Town when it expropriated 16 acres of land
for the new facilities at the north-east corner of Rossland and
Salem).
- Runnymede will expand the sanitary sewer systems through the
Carruthers Creek Employment Park to service the subject property.
- The Town will acquire a parcel of private land along the
waterfront.
"During the last several months, staff have had an
opportunity to compare conceptual site plans for both corners, as well
as complete a financial analysis for each site," said Mayor Steve
Parish. "The switch to the south-west corner makes sense from a
design point and financially. The deal also has many benefits - just by
expanding the sewer system, we make the employment lands much more
attractive to businesses interested in coming to Ajax. And, we will also
acquire another portion of the Ajax waterfront - ensuring it remains
open and free of development."
Construction will begin on the new Fire Hall Headquarters late
May. It is anticipated that the new facility will be open in early 2007.
The location will service existing residents, as well as new homeowners
moving into communities located in the north-east quadrant of the
Town.
Phase II of the project will include the construction of an adjacent
Operations Centre. The existing facility, located on Mackenzie Avenue,
is at capacity, with no opportunities for expansion. The Operations
Centre is scheduled to commence construction in late 2007, early
2008.
The total cost for both facilities will be approximately $15
million.
